Condensation and Mould Survey

If you are worried about a condensation or mould problem in your property, a professional surveyor can carry out a damp survey to understand the cause behind the problem, and offer solutions to fix any issues found.

Arranging a professional mould and condensation survey with Peter Cox will give you peace of mind that a qualified and experienced surveyor has fully investigated your property, both externally and internally.

Damp and Mould Surveyor

A damp and mould surveyor is a CSRT and CSTDB qualified surveyor who are trained to understand the root cause of a damp or condensation problem, which may be causing mould in a property.

Our surveyors will use a range of different tools and methods to identify the root cause of the problem, and provide you with guidance to effectively prevent the issue from recurring.

All findings will be detailed in a survey report, along with recommendations for treatment where necessary.

They are also trained to identify other issues such as dry rot or wet rot, woodworm or structural issues which may need to be addressed, which will also be detailed in the survey report.

Identifying Mould and Damp - The Condensation Survey Process

Whether it's a domestic home or housing stock undergoing regeneration for a housing association or local council, Peter Cox maintain the highest quality standards in surveying and report writing.

Our survey process for condensation typically involves:

  • The surveyor will arrive at the premises at a time convenient to you, and then begin with an inspection on the exterior of the property. This will include a visual inspection of the roof from ground level, brickwork, existing damp proof course, any high ground levels and any other potential issues.

  • The surveyor will then carry out an inspection of the interior of the premises looking for a range of issues relating to condensation, damp, and other timber or structural issues. Damp and condensation can cause problems such as fungal decay by providing spores a source of moisture.

  • The surveyor will use a range of tools to calculate internal readings such as humidity, temperature and dew point. A moisture meter is also used to aid diagnosis and provide physical evidence to the report. Moisture profile readings on internal wall surfaces are used to aid in the assessment of rising or penetrating dampness.

  • A thermal imaging camera can also be used during a survey to identify cold spots and cold bridging. These are used to detect differences in temperature on surfaces, making them useful to understand the accumulation of condensation and mould in properties, and what might be causing it.

  • For properties severely affected by condensation, Peter Cox can offer indoor air monitoring devices which are used to monitor moisture, condensation and mould internally over a period of time. Government guidance (Understanding and addressing the health risks of damp and mould in the home, 2023) suggests smart sensors may be a useful aid to monitor temperature, humidity and indoor air quality and to identify at-risk properties.”

  • The surveyor will then create an easy to understand report based on the findings from the visit, backed by photographic evidence, showcasing any issues and potential solutions.

  • Should you require our team of fully trained technicians to conduct any follow up work then the report will explain the cost and timeframe involved.

Frequently Asked Questions for Condensation and Mould

  • Does a surveyor check for mould?

Yes, a surveyor will visually inspect for signs of mould, and the source of moisture causing the problem. They will inspect walls for any damp and mould issues, typically on colder external walls that are uninsulated. They may use specialist tools to identify cold spots and check ventilation throughout the property, such as extractor fans.

  • What is a condensation report?

A condensation report will be the findings of a qualified surveyor who has carried out a damp survey of a property, assessing the moisture content and condensation problems affecting a property. They will detail their findings and will check for insulation, ventilation and cold spots, and will suggest solutions for any identified problems.

  • What is a moisture survey?

A moisture survey is another name for a damp survey, and is used to identify any moisture ingress in a property, at the source of the moisture. This can be anything from rising damp to penetrating damp and even condensation.
