Keighley is located in the City of Bradford Borough of West Yorkshire, with many historic and older buildings which can be susceptible to timber issues such as woodworm. A domestic client got in touch with Peter Cox as they had uncovered evidence of woodworm after existing floor coverings were removed within the kitchen area.
Our local surveyor covering Keighley attended the property and conducted a damp and timber survey to fully understand the extent of the problem.
The surveyor attended the property at an agreed time, first inspecting the property’s exterior for any signs of moisture ingress which can often provide preferable conditions for woodworm infestations.
The surveyor then turned inside the property and exposed floorboards and subfloor timbers which revealed signs of an active woodworm infestation.
Properties throughout Keighley and West Yorkshire commonly contain traditional suspended timber ground floors which can be vulnerable to woodworm attack, particularly where elevated moisture levels or restricted subfloor ventilation are present.
The surveyor found severe damage caused by the Common Furniture beetle, which had attacked sections of the suspended timber floor. They inspected the affected timbers and confirmed whether or not they were still structurally sound.
Typical signs associated with woodworm activity were identified, including flight holes and frass. The inspection also considered whether there were any underlying moisture issues contributing to the infestation.
Unfortunately for the homeowner, some of the floor timbers had deteriorated beyond repair and were identified for replacement, while timber that remained structurally intact could be retained and treated.
Following completion of the survey, the surveyor provided their findings in a damp and timber report, highlighting their findings along with a treatment specification. This outlined the recommended remedial works to eradicate the infestation and protect the retained timbers from further attack.
The homeowner wanted to go ahead with the recommended treatments, so local technicians from Peter Cox attended the property to carry out a targeted timber treatment to the structurally sound floor joists and retained floorboards within the kitchen area.
The exposed timber surfaces were prepared prior to the application of a professional insecticidal treatment.
As part of the recommendations, any floor timbers deemed structurally unsound were to be removed and replaced.
By identifying the infestation during renovation works and treating the retained structural timbers at an early stage, the property owner was able to prevent further deterioration and ensure the long-term integrity of the suspended timber floor.
Typically, timber treatments carried out by Peter Cox come with a long-term guarantee, up to 20 years, offering homeowners peace of mind the infestation would not return.
The woodworm treatments carried out eradicated the infestation, while the long term guarantee will mean the homeowner has the added benefit of long term protection.
The surveyor said “this was a classic case which we regularly see in properties across West Yorkshire. Woodworm infestations will often take hold in hard to reach areas such as loft spaces or sub floor voids and are only discovered when it is too late. The earlier you deal with a woodworm infestation, the more timber is likely to be retained.”
If you have noticed signs of woodworm including live beetles, flight holes or fine sawdust (frass) inside your property, you may have a woodworm infestation.
