Wet rot is a general term for a variety of wood-destroying fungi (most commonly Coniophora puteana, or Cellar Fungus) that attack timber in damp conditions.

It strictly requires a high, consistent source of moisture (usually a moisture content of 40% to 50% or higher) to survive and grow. It typically thrives in areas affected by plumbing leaks, rising damp, penetrating damp, or poor ventilation, such as basements and crawl spaces.

Because of this, the surveyor provided details in the survey report for specialist treatments, protecting the property from wet rot.

To restore the safety and longevity of the basement, the homeowner wished to go ahead with the treatment plan provided by Peter Cox.

The first step is to cut back and remove any sections of timber affected by fungal decay. The technician on site removed all defective and structurally compromised timbers.

New,pre-treated timbers were then installed, isolated from the bare masonry using a physical damp-proof barrier to prevent future moisture transfer.

The technician carried out a localised fungicide treatment on the surrounding retained timbers to help preserve them long term.

In order to tackle the root cause of the damp environment, improvements were made to the ventilation inside the basement, including the installation of additional air bricks ensuring consistent airflow to keep humidity levels low.
