Walthamstow, located in North East London, is well known for its vibrant community and growing cultural scene. Our qualified surveyor began with a full inspection of both the exterior and interior of the property, a critical first step in identifying how moisture may be entering or accumulating within the home.
Externally, it was noted that the render had been applied all the way down to ground level, a common oversight that can bridge any existing damp proof course (DPC), allowing moisture to travel up through the brickwork unchecked. In this case, no DPC was visibly identifiable, suggesting the property had little protection against rising damp.
Internally, tide marks and decayed plaster indicated prolonged damp activity. Our surveyor used specialist equipment to take moisture profile readings, which confirmed the presence of rising damp. Further evidence of salt contamination in the plaster pointed to the ongoing migration of moisture through the wall structure.
Condensation was also a significant issue in this property. The bedroom, kitchen, and bathroom were all showing signs of surface mould growth, particularly in corners, behind furniture, and on cold external walls.
Instrumental readings recorded high humidity levels, confirming that moisture-laden air was condensing on cold wall surfaces. The kitchen had no extraction unit, and while the bathroom had an extractor fan fitted, it was not powerful enough to manage the humidity produced through daily use.
