Peter Cox were called in to a property in Birmingham to carry out a structural repair survey due to cracking on an internal wall.
The owner had previously had a structural engineer assess the property, with their report indicating that the defects need repairing. The structural engineer deemed the method of repair was suitable for Helifix products.
As no access was possible to the external wall Peter Cox were able to repair the issues internally by removing the plaster, using the Helifix crack stitching method, before replastering the area for redecoration. Properties across Birmingham and the West Midlands often require structural repairs due to the age or unavoidable environmental effects, for example water damage or subsidence.
The first step is to carry out a survey of the property from an experienced surveyor, starting with external observations. The surveyor noted visible evidence of defective roof flashing in the area, along with blocked gutters which may lead to moisture ingress.
The surveyor also noted that the exterior pointing was deteriorating in the problem area.
These external issues require small maintenance work carried out by the occupant or builders - these findings were detailed in the report.
Internally cracking was noted on the plaster indicating a structural problem, so crack stitching was recommended to the client.
In order to protect the property as best as possible, Peter Cox technicians are equipped with dust sheets, floor protection mats and dust extraction units.
The skirting boards in the affected areas were removed, before the existing plaster was hacked off.
One metre long Helibars were recommended extending 500mm either side of the crack. These were inserted within every third brick course at the crack positions.
These are installed by raking out the horizontal mortar bed joints before Helibond grout is injected into the joint.
The Helibar is then inserted into the joining before a second bead of Helibond grout is used to secure the Helibar in place. The area is then repointed.
The area can then be replastered, skirting boards refitted and then once the plaster has dried redecorated.
