Peter Cox were called out to Lindisfarne, also known as Holy Island, south of Berwick-upon-Tweed to carry out a damp survey and treatment for a damp problem.
Peter Cox have an experienced and qualified team of surveyors and technicians covering the whole of Northumberland and are able to provide detailed surveys for damp, rot and woodworm along with recommendations for work, where necessary.
When Peter Cox are called out to conduct a damp survey, the first step is to fully assess the exterior of the property and provide observations of any potential issues causing moisture ingress into the premises.
Damp is often caused by things such as damaged roof tiles, guttering and drains not flowing away properly. With older properties cracked and damaged masonry, and deteriorated pointing can lead to penetrating damp caused by wind driven rain.
The property did not have an existing damp proof course in the area suffering from dampness.
Internally the surveyor carried out a range of tests using specialist tools and with the evidence found the issue pointed to penetrating damp. Due to the existence of different types of damp it is important to have a survey carried out by a trained professional to correctly diagnose the problem and recommend the correct solution.
The first step is to hack off all the existing plaster which has been contaminated with hygroscopic salts caused by high ground levels. As moisture rises through the wall soluble salts from the ground are deposited in the wall fabric and plaster, and as this moisture evaporates it causes damage to the plasterwork.
A dry lining system was installed to prevent hygroscopic salts affecting the newly plastered wall surface. These salts will remain in the fabric of the wall, hence why a salt retardant barrier is essential to protect the new plaster from being contaminated.
The area is then replastered and fixings such as skirting boards are refitted, leaving your property ready to be redecorated once the plaster has fully dried.
Although hacking off plaster can be a messy job, our technicians are equipped with floor linings, hoovers and dust extraction equipment to reduce the amount of mess and disruption to the property.
Once the work was completed the area affected is backed by a 20 year guarantee giving peace of mind the issue is solved long term. This guarantee can also be passed on if you were to sell the property.
