It’s the season for Penetrating damp, so act now!

Rain penetration through masonry, ‘Penetrating damp’ is a common problem when the seasons of high rainfall and strong winds start to make an appearance. It can be a severe problem in buildings with solid walls, and can also cause damage to cavity wall structures.

Rain can also seep through a cavity wall through the insulation or through poorly situated wall ties. There can be heat loss and condensation because of reduced thermal resistance of damp masonry, and further heat loss if cavity wall insulation becomes wet. If water freezes within the wall then the brickwork may well crack.

If the dampness, its causes and results aren’t dealt with, then some of these problems could spread through the building structure leading to even more problems.

To obviate penetrating damp, check that roofs, walls, windows, doors, and chimneys are sound. Make sure gutters, down pipes & drains are clear, without any obstructions, leaks or overflows. It is best to evaluate the problems under severe weather conditions and then take action to correct them.  The things that we would urge people to check and get a reputable local trader to fix would be:

  • Leaking gutters/downpipes
  • Defective pointing
  • Inadequate drip grooves
  • Defective joints around doors and windows
