Under the provisions of the
Housing Act 2004, with effect from June 2007 all properties put
up for sale will have to be accompanied by a Home Information Pack
containing, amongst other things, legal documents, warranties, guarantees
and, optionally, a Home Condition Report prepared by a qualified Home Inspector.
How homeowners can prepare
It makes sense for home owners to begin assembling a pack of useful
information so that they are ready whenever they decide it is time
to move.
Peter Cox Survey Reports, Guarantees and Total Property Protection
insurance policies will all form important elements of a Home Information
Pack, so home owners are reminded of the need to keep them in a safe
place.
Property Health Check
A service for both owner occupiers and managing agents, private
landlords, housing associations and commercial companies owning
residential property.
An annual inspection service covering the structure inside and
out for signs of dampness and fabric decay. Designed to prevent
expensive maintenance problems before they have time to develop.
