LISTED HOMES

Is your home listed?

Homeowners who live in a listed building have a responsibility under the Town and Country Planning Acts to keep it in good repair. And this means that owners have to seek Listed Building Consent for any changes they want to make.

Even where consent is not necessary, for routine maintenance for instance, the owner must be sensitive to the fabric and appearance of the property. So it is worth consulting a reputable company who can provide the specialist skills that may be required.

Over 80% of the domestic residential properties that Peter Cox work on are pre-war and more than 50% date from before the First World War. Many of these are listed, mostly classified Grade II as buildings of ‘special architectural or historic interest’.

This means that Peter Cox has extensive experience of working in conjunction with Conservation Officers, heritage bodies and our clients’ professional advisers. We are also understand the special needs of historic fabric and the importance of developing the most appropriate repair specifications and treatment formulations that complement the building’s design and construction.

Project Example

These photos show a 17th century timber framed cottage before and after restoration. The owner wanted the outside render removed to return the building to its original black and white half timber design.

So the front wall was taken down and rebuilt by Peter Cox. Death watch beetle damage in the structural timbers meant that new beams had to be fitted using reclaimed oak while a special mixture of lime and hemp was used to replace sections of wattle and daub infill panels.

All the work was designed and undertaken in agreement with the local conservation officer.

case study

I'm sure that businesses come and go in your trade but your Company has been in existence for a long time. My recent experience demonstrates why this is the case.

Our 30 year guarantee had almost expired when we recently discovered woodworm infestation in the previously treated roofing joists. I understood why you wanted to charge the refundable fee for the survey and took the risk in requesting it. However, I anticipated that you would attempt to "wriggle" out of the guarantee and was ready for an argument with your surveyor. My cynicism was totally unfounded. Your surveyor efficiently identified the problem and confirmed that the area would be re-treated - I didn't have to say anything. Your operative subsequently did the treatment work efficiently and with a high standard of housekeeping. In both cases, they were friendly and courteous.

In effect, I'm impressed with the professional and ethical characteristics of your Company and I'm extremely pleased that I engaged you.
