Q. How long is cementitious tanking supposed to last? If the tanking were found to have failed in part of a wall of one of the rooms of my flat, does this necessarily mean that the tanking will need to be renewed throughout the whole flat or are localised repairs possible?
Cementitious tanking durability relies on the preparation, type of substrate and the ability to hold back hydrostatic pressure. A properly applied system may be guaranteed for 5 years.
Partial failure of the cementitious tanking generally cannot be repaired successfully, as the weakest part will always be on the joint between old and new.
The installation of a Cavity Drained Membrane Systems would be the most reliable to protect against hydrostatic pressure.
The specification can be designed taking into consideration the recommendations of BS 8102: 1990 (“Protection of structures against water from the ground”).
