BASEMENT WATERPROOFING

Basements, cellars and vaults can be changed into usable living or working space using specialised basement conversions. This method can increase property values and can be cost-effective in comparison with building new space.

Dampness can penetrate walls and floors in cellars and basements, caused by the pressure of water below ground level, or by capillary action. The water ingress can be classified as penetrating damp, rising damp, or in the extreme flooding. These problems can also be found in older properties if the ground floor is below external ground level, and in workshop service pits.

Basement waterproofing survey

To get your cellar or basement ready for renovation you need to have control of the moisture and water entering into the building structure and also the ventilation, each of these will prove vital to rid your basement of any dampness and maintain a dry building.

Our experienced surveyor will visit your property. He or she will identify the causes of water ingress, and advise you of the best solutions and costs. We offer a range of solutions as described below, suitable for areas from large underground spaces to small areas. Installations that comply with BS8102 carry a 10 year basement waterproofing guarantee.

Basement tanking systems - cavity drain membrane

Basement or cellar tanking uses a studded damp-proof membrane applied as a dry lining to the walls and floors.

Water is removed through perimeter drainage, channels and gullies, either to a drain or a sump pump. Joints are sealed so that the waterproof membrane forms a dry surface to cellar walls and floors.

Redecoration can proceed rapidly. The walls can be finished either by plastering direct or with plasterboard, and the floors can be timber boarded or finished with screed.

sump / pump

Water drainage sumps and pumps

The recommended solution uses a dual drainage system with two submersible float activated pumps. These are installed in a preformed sump chamber and have built-in non-return valves.

For extra protection the pump system should have an alarm, as membrane systems rely upon the pumps to remove the water or flooding can occur. Access is provided for periodic maintenance.

Ventilated basement dry lining

A ventilated dry lining system can be installed to protect against damp or salt contamination. It can be installed without drainage, but in this case it can't be waterproof as it will not resist water pressure.

Basement waterproofing - Cementitious tanking

The traditional method of tanking a cellar or basement in which multiple waterproof coatings of render are applied by spray, brush and trowel to the walls and floor in a dense sand/cement mix. Thorough preparation of the target area is critical. The tanking coatings can be plastered to achieve a smooth finish.

Cementitious tanking is a proven solution for water ingress by capillary action, and for penetrating damp in small areas. There is no need for a drainage or pumping system.
